Building Information Modeling (BIM) is an intelligent model-based process that provides insight to help you plan, design, construct and manage buildings and infrastructure.
BIM brings together information about every component of a building in one place. It allows all the stakeholders in the construction project (including Architects, Design Engineers, Contractor and Project Owners) to communicate & work together. In this way, the risk of mistakes or discrepancies are reduced and abortive costs minimized.

BIM data can be used to illustrate the entire building life-cycle, from inception and design to demolition and materials reuse. Spaces, systems, products and sequences can be shown in relative scale to each other and in turn, relative to the entire project. By signaling conflict detection, BIM prevents errors creeping in at the various stages of development/construction.
The main difference between BIM and Computer Aided Design (CAD) is that CAD system is usually represented as 2D documents, which are created separately and have no intelligent / real time connection between separately created documents. In CAD, two lines represent a wall. In BIM, wall is an intelligent object, which has its own properties like width, height, bearing or non-load bearing virtue, interior or exterior, fire rating and materials (such as boards or brick). The BIM platform assembles all information into one location and cross-links that data among associated objects. There is no linkage between the data created by CAD.

Potential Benefits of using BIM

BIM is the most advanced and challenging technological progress for the architecture, engineering, construction and facility management industry. The key benefit of BIM is its accurate geometrical representation of the parts of a building in an integrated data environment.

BIM being the advanced technology it is, allows testing on models and quickly generates options for better decision making in respect of time, cost, process and risk. BIM helps in detecting faults (especially clashes) and minimize design changes. Use of BIM enhances financial risk management and minimizes financial claims due to variation and delay. It also facilitates better project co-ordination by bringing all relevant disciplines of participants in the construction project to collaborate and achieve an integrated design at an early stage which improves site safety management and education. It is important to note that since the data is captured accurately during the Design / Construction phase, it is consistent and can be used throughout the Building Lifecycle for its Operations and Maintenance.

BIM provides one of the key building blocks of information but it has to be linked to data from other sources for e.g. location data from mobile phones or satellites, to ensure that consumers have access to the full range of services which they are beginning to demand. This requires careful integration of different data sets from different data sources, to ensure privacy and security, as well as the development of more powerful search tools, to cope with the paradigm shift in the volume of data. As we move towards smart cities and a digital revolution for our buildings and infrastructure, information will play an increasingly significant role. BIM implementation in Indian construction sector and the challenges foreseen

BIM adoption is higher in developed countries, but is currently seeing a surge in developing countries. The recognition of BIM technology in India is in absolute contrast to that in developed countries. Organizations are skeptical on BIM implementation and its perceived benefits as majority of the users in India are yet to see a full cycle of BIM implementation for their projects.

The future of the construction industry is digital and BIM is the future of design. It is driven by technology with clear processes and is fostering change across all industries. As hardware, software and cloud applications are gaining greater capability to handle increasing amounts of raw data and information, use of BIM will become even more pronounced than it is in current projects.
